A 28-unit affordable housing development on Concession 10 in Saugeen Shores has broken ground, with the municipality saying the project is intended to add below-market home ownership options for low- to moderate-income households.
The project is being built in partnership with Wilson Developments and Habitat for Humanity Grey Bruce. According to the Town, 21 of the homes will be sold by Wilson Developments at below-market prices. Five units will be transferred to Habitat for Humanity Grey Bruce for sale through its affordable home ownership program, while two units will be transferred to the Town of Saugeen Shores to support its housing supply efforts.
The development is planned for a site near essential services and future community infrastructure projects. Details released by Saugeen Shores describe the homes as stacked townhomes, with access to nearby parks, trails, schools, shopping and other amenities.
Mayor Luke Charbonneau said the project reflects Council’s focus on housing affordability and the need for partnerships to address local demand.
“By working together with Habitat for Humanity Grey Bruce and Wilson Developments, we are creating new opportunities for individuals and families to put down roots in our community,” Charbonneau said in a news release. “Through these strong partnerships, we are taking meaningful action to ensure Saugeen Shores remains a place where everyone can find a place to call home.”
The project is part of the Town’s efforts to diversify the local housing supply, including reducing barriers to development, creating incentive frameworks and working with outside partners. Housing affordability has been a recurring issue in Saugeen Shores and across Bruce County, where growth and demand have put pressure on available housing.
Habitat for Humanity Grey Bruce Executive Director Greg Fryer said the organization is working with the Town and Wilson Developments to provide attainable and affordable housing in Port Elgin. “It is only through partnerships like this, with the support of our donors and all those who stand with us, can the challenge of housing affordability be overcome,” Fryer said.
Brad Wilson, President of Wilson Developments, said the project is aimed at creating more entry-level ownership opportunities for local families. He said the development will include a pickleball court and is located near the Lake Huron shoreline, as well as community services and recreation options.
Pre-sales for select below-market units are now underway following the groundbreaking, according to the municipality. Prospective buyers will need to meet eligibility requirements for the affordable home ownership programs connected to the project.
A construction completion date has not been announced.
